Whats the market doing?

Well it’s no secret the market it tight out there at least here in SA. The northern suburbs are slow compared with the last few years with money tight.
The GFC has knocked the sales out of the banks and they are scared to lend to anyone. The amount of checking they now do is unbelievable. There are many deals they would have welcomed with open arms 12 months ago has them running for the hills. If you are looking for finance then be careful. It is crucial because the banks are keeping score. If you make 2 applications then try for a third you will probably be struck out after the second one. Do your research then choose what’s best for you. I always suggest you check with more than one finance Broker to ensure you are getting the best deal. Companies like Assured I believe focus on one bank because the brokers get paid a lot more for using that bank. The guys are ok but check. You would most likely speak to more than one real estate agent before selling your home. Finance is the same.

Hey are you looking to buyorsell real estate at the moment? It’s pretty selective out there. Properties to choose from are limited. New properties coming on the market remain somewhat slow. A bit of a reluctance in the market to commit. Good reseach is a must for a person on either side of the real estate fence. Price your home correctly or it simply won’t sell. The banks are tough especially at the moment. They are knocking back what would be easy loans in the past for simple reasons. An example is a small bank loan our broker Tracy was working on was rejected because the customer was 2 days late on a credit card payment.. Thats minor. Good luck out there…

Well don’t we all. If your hard banging your head against a wall and gong no where then take a moment to stop, reflect and ask your self are you doing the basics? …..

Wel I am so busy doing stuff on the computer and data base I haven’t spoken to anyone today .. If this is you then STOP…
You cant make any contacts in isolation … nor can you make money with no stock to sell…. True Eh! Get on the phone, get out there walking the streets and it will happen. Not overnight but bit by bit it will arrive at your door.
Keep doing the basics…..

Had a relaxing few hourd out there knocking on doors yestrday afternoon .. met some nice people, one minor grumpy and one came to the door with a cathitor (sorry if spellins wrong.) The end result was some more nice people interested in real estate but not generally doing anything right now. I did get a tentative appointment from a nice lady who is planning a move early next year. Why don’t we get out there more ..
I just offer a property report so I am giving something and if it seems ok then ask if they are moving but the conversation leads itself to be answered .. Agents Try it!It doesn’t hurt really.

Sometimes we come to the conclusion that we have to take step back and re evaluatwe where we currently are …..
In canging jobs or companies back in July its aken me some time to understand me and where I want to go … Thanks to Mark L for poking me and getting me thinking what I am and again where I want to be.

Some of the reason we all probably loose our way is becoming comfortable where we are and our view on the world become secure. It takes people and circi=umstrances to get us to re evaluate and let us be reborn to our new selves … Have you been here? Mid life crisis possbly! Its positive though .. None of this is negative or a feeling of depression but realisation that a step outside the comfort zone is happening ……. It’s refreshing!

First day!

Hey do you remember your first day at a new job? It’s a bit foreign isn’t it? Also a bit disorientating getting use to new people and working out what to do and where to go. It’s easy here there aren’t too many people and the office is quaint and comfortable. I am spending my day getting things in place and typing way too much but lots to do to get ready.
I have a new web site through my office so please feel free to visit me. It is still being processed as I write so it may be an hour or two till it’s viewable.

New Points of View!

Attended my first Ray White course yesterday.
It amazes me that real estate companies have so varying ideas on how the process can or should work. In having worked for another company until now it’s quite refreshing to have a new starting point.
It looks exciting and my energy has returned. I hope that will translate into good systems and service for my new clients and those who choose to follow me to my new home!
Thanks to all past clients and look forward to seeing you again and look forward to meeting lots of new people and deliver top service I have been renowned for……… thx

Just returned from a few days to Melbourne. Very impressive city. The first time I have been to the cbd. Very nice at night with the Yarra and the lights of the buildings reflected upon it. Enjoyed walking the city. Makes Adelaide look a bit small town but Adelaide has a lot of great qualities. It’s friendly where Melb seemed a bit rush rush. Hey great experience and had a good experience at the Best Western Hotel on Kingsway south Melbourne. 3 Star, well presented and had parking for 125 a night great value and friendly staff. Close enough to walk to the city and the temptation to get past the Crown Cassino. That another story… It’s Huge! Very impressive. Thanks for letting us help pay for it… couldn’t win a razoo but good food, friendly staff again and a choice of dining options to choose from. Enjoyed the trip… The Drive across was smooth and Melbourne didn’t seem the problem to get around I thought. Walking around it is easier than driving blind. All in All short but great experience!

The excitment builds

Tomorrow will be my first day working with the team at Ray White Paralowie. It’s not a full day but let’s call it a prelim to what is to come……………..
I had such a great time with Bill at Century 21 and will always appreciate his guidance over the last 5 years we worked together! Thanks Bill!
But as life does, presents us with positive opportunities. This I believe is really a great opportunity to learn from a very successful guy and help more people in a way that will benefit them with more services. I believe more benefits from myself and those that choose to let me help them.
New angles to problems, marketing, proactive thinking where problems could rear their ugly heads. This is what we should strive to do as real estate agents. Every transaction goes smooth as silk for everyone. The truth is that is not always possible because of external influences… but limiting the problems is our job!
It is a fantastic job like all when it is going well and still just fine when it’s not. Luckily it’s not often it is not!

Have you had a life changing period in your life?
No I haven’t found religion! Oh No! I live in the heart of religion to long… I have a problem holding onto the idea of faith but everyone is entitled to an opinion.
I have met some interesting people recently. I’d like to thank Christine and Paul, for the opening of a mind, mine, placing a new acquaintance outside the box … I was introduced to “The Secret” which seems to add an extra dimension to sales training with a twist. No I am not selling or involved with this DVD or book but was moved by it. Faith of a sort. Maybe!
The Secret talks of the power of the mind to influence all around you. It said in the DVD to be a long held secret by the few… Hell it could be a hoax but the power of the mind has proven to do some great things.
For me it just helped to focus the positive mind set I try to maintain.
My desire was to generate more listings in my job. I focused mentally on a picture of my listings having grown to fill the board they are written on.
I followed a suggested method from the video. Concentrate on the good things within my life and feel the happiness this brings. I then focussed on the things I wished to achieve with a perspective of already having achieved them.
This I did and luck, coincidence, in 5 days my listings grew unexpectedly beyond any point in the past! More than in any time in the last 4 years. Taking not yet? I also was called by 3 people that I had contacted 12 to 18 months previous in a period of 2 days as I remember it. One will be a listing although the circumstances are sad but the timing was spooky!
I thought the idea interesting and I intend to try and continue in this vein and see if the past 4 plus years in real estate can be surpassed greatly armed with this perspective.
I have out of the blue been contacted and offered a position with a great guy who is super successful and will start there in July 1st! All seems rosy, ever so rosy at the moment. Keep tapping the wheel and keep the momentum!
